The kitchen, closets, cabinets and flooring will all be looked at to determine the stability of each. Bathrooms will need to be up to date with appropriate fixtures installed and working properly. All appliances will be checked and the expected life span will be noted.

All of the insulation is important for the cold months and even for the warmer months. It will be checked to see if it meets the building code in your state. The main circuit breaker and all electrical services will be checked, tested and verified as being of the proper rating. Plumbing is critical for sanitary reasons and it needs to be working, so these professionals will look into them carefully. It is very important that both sides have a good picture of the house before it changes hands.
